Is it really the best time to buy or sell a home?
You’ve heard the mantra a thousand times by now; “Now is the best time to buy real estate.” I want to be the REALTOR® that helps you decode that mantra and understand it. It is a true statement for many people but not for everyone.
In today’s market, if you are in a solid position to buy, you can get some of the best deals in history. I’m not talking about the ads on the radio or the infomercials on TV that tell you that you can get a great home for $300 per month or buy your dream home for $40,000.00. The odds of that happening are less than 1 in a million.
I am a full service agent, and by that I mean I do more than show you some homes and fill out a contract when you are looking to buy. It also means I do more than put a sign in the yard and list a home in the MLS when you want to sell.
When I work with buyers, the first thing I do is sit down with them and discuss their financial situation and long term goals. We then sit down with a mortgage broker and crunch the numbers to find a realistic budget to work with. Only after that do I start talking about specific homes and areas. I work this way because I want to know that my clients are making logical and realistic decisions. It doesn’t do anybody any good to start looking at homes before they know what they can afford and how it will affect the monthly budget.
When I sit down with a potential seller, the most important question I ask is “why do you want to sell?” The answer to that question will determine my goal. Is the family increasing and they need more space? Has someone been transferred and they need to relocate? Have they fallen behind and don’t see a way to catch back-up? These are three different examples of why someone would want to sell a home. Each one of them requires a unique approach to marketing and selling a home.
